Building Refurbishment – Status Report 30/10/2007

 

 We are 3 years into the refurbishment project, and to date we are 10 weeks ahead of schedule. All of the balconies on the original apartment buildings have now been repaired and painted. The balcony security doors that were deemed unfit have been replaced and all balcony flooring has been coated with a water resistant paint specifically formulated for sealing concrete. Where new locks were needed replacements have been fitted. All banding has been coated with “trueguard” a heavy duty water resistant coating. This should, in normal conditions of wear and tear should last at least 3-4 years before inspecting for re-coating.

 

We did encounter some serious deterioration within the old structure where water ingress had caused the rebar to “blow” the concrete but invisible to the naked eye. However these were the exceptions and not the norm I am happy to say. The visible “blowing” was relatively routine in the repair process, and allowed us to make the progress we have achieved.

 

As we have managed to gain a little time we have altered the schedule to incorporate the “new builds” The inspection of the woodwork fortunately showed that the deterioration in the woodwork has been a lot less than expected, and allowed us to change the plan. To date we have completed 1/3rd of the new build repairs in a matter of 2 months.

 

We are planning on being on the exterior of the complex to complete the original buildings refurbishment in March 2008. We anticipate being completely finished in early 2009. After that it will be a matter of carefully checking our previous work to see if we have overlooked anything or if something has transpired since we started.

 

On the ground we have experienced a cascade of failures in the drainage system. This is disturbing as it poses not only a health hazard, but a major expense. In the original buildings, or I should say under them, lies the old sewage system, built back in the 1800’s. In general they are robust but sadly they are at their limits with the amount of effluent we produce in our modern society. We have rebuilt a collapsed one at a cost of £4000.

 

In the “new builds” we have a modern drainage system built in the 80’s that has failed and needs replacing. Again the cost is high, estimates are around £3000.

 

The street lights are now beginning to fail as the fitments wear out, these are being replaced when we can obtain compatible fittings. The same applies to internal stairway lighting.

 

The next refurbishment plan is the stairwells themselves and this will also prove to require a sizeable investment in both decorating and electrical upgrading.

 

 

Concrete Repairs

The reason why Minster Court has so much Concrete repair work to do (estimated three years) is due to a combination of factors 

The main factor being water ingress into hairline cracks in the the band course ( the band course is the exposed concrete between each floor.

Due to corroded concreting falling away from the building Liverpool City Council issued Minster Court Management (Mr. Iain Wallace) with a public safety order to repair,

Clan Contractors were brought in and removed all suspected loose concrete, after the removal Mr. Wallace, Demanded £1,000 per property to carry out the needed repair work, many residents where very concerned  about handing over such a large amount of money to Mr Wallace, due to many unfulfilled promises in the past. 

Some months later Mr. Wallace and Regent Management departed from Minster Court.
